General

Policies

  • Residents and guests will adhere to the rules and regulations posted in the pool area and management policies.
  • All swimmers swim at their own risk. Management is not responsible for accidents or injuries.
  • For their safety, residents should not swim alone.
  • Pool hours are 10am-10pm.
  • No glass, pets, or alcoholic beverages are permitted in the pool area. Use paper or plastic containers only.
  • Proper swimming attire is required at all times and a swimsuit “cover up” should be worn to and from the pool.
  • No running or rough activities are allowed in the pool area. Respect others by minimizing noise, covering pool furniture with a towel when using suntan oils, leaving pool furniture in pool areas, disposing of trash, and keeping pool gates closed.
  • Resident(s) must accompany their guests.
  • Resident(s) must notify management any time there is a problem or safety hazard at the pool.

Lease

Yes. Residents must obtain and maintain renter’s insurance with a minimum of $100,000 personal liability coverage during the term of their lease. If the resident has an pet, their policy must cover pets and animal bites. If the resident does not have renter’s insurance, they may contact ResidentShield, a leading insurance company that offers high quality, low cost insurance protection to residents of our community. More detailed information about ResidentShield can be found at www.residentshield.com or by calling a licensed agent at (800) 566-1186.

Residents also have the option to get coverage through a different third party provider. If a resident elects to obtain coverage from another insurance carrier, they will be required to provide the declarations page for their policy, including the name of their insurance company, the policy number, the effective and expiration dates of the policy and ensure that our property and information below is listed as an Additional Interested Party on the policy:

If we do not receive an updated Renter's Insurance Policy, the resident will be enrolled in our Master Insurance Policy and will have a recurring monthly lease charge to cover the home only. This policy does not insure your personal property within the home.

Our shortest lease terms start at 1 month.

Our lease terms range from 1 - 15 months.

Yes, we offer corporate apartments. Please contact the leasing office for more details.

Preston Villas does not offer furnished apartments, but can recommend Cort for furniture rentals.

Preston Villas is home to a sparkling pool with wifi access. The pool is open 10am-10pm.

Parking

Preston Villas offers reserved covered parking for rent. Please contact the leasing office for pricing and availability.

Overnight guests must follow the instructions to register their vehicle at www.apartmentpermits.com/guest. Enforcement hours are from 10pm to 7am. Please contact our office with any additional questions about vehicle registration.

Parking at Preston Villas is available on a first come, first served basis. Reserved parking is available for a monthly fee.

At Preston Villas, we allow up to 1 vehicle per leaseholder.

Motorcycles must be parked in regular parking spaces.

In the case of a towing, please contact CWS Towing at (972) 265-0319.

Visitors may park in any open, uncovered spots throughout the community.

Pets

No, exotic pets are not allowed. This includes, but is not limited to, livestock, poisonous reptiles, amphibians or fish, snakes, birds of prey, insects, arachnids, and rodents (except for hamsters, guinea pigs or gerbils.)
